Who is responsible for your data?
The estate agent you enquired with is the Data Controller — they decide how and why your data is processed.
Signal PropTech Ltd is the Data Processor — we process your data on behalf of the agency to provide our service.
What we collect
When you enquire about a property and interact with us via WhatsApp, we collect:
- Contact information — name, phone number, email address (from your property portal enquiry)
- Property preferences — areas, budget range, bedrooms, must-haves (from our conversation)
- Buying position — whether you’re a cash buyer, have a mortgage, are selling, etc.
- Viewing feedback — your ratings and comments after property viewings
- Conversation history — messages sent and received via WhatsApp
How we use your data
- To arrange property viewings on your behalf
- To understand your requirements and match you with suitable properties
- To collect feedback after viewings to improve the service
- To provide the agency’s team with buyer intelligence so they can help you better
AI processing
We use an AI assistant powered by Anthropic Claude to process our WhatsApp conversations. The AI helps us:
- Understand your property requirements from natural conversation
- Extract structured preferences (budget, locations, features)
- Score how ready you are to proceed with a purchase
Your conversation data is sent to Anthropic’s API for processing. Anthropic does not use your data to train their AI models. A Data Processing Agreement with Standard Contractual Clauses is in place.
Automated profiling
We use automated processing to create a buyer readiness score based on your financial position, timeline, and engagement. This score helps the agency’s team prioritise viewings and follow-ups.
This profiling does not produce legal effects or significantly affect you. No decisions about your ability to purchase property are made solely by automated processing. The score is a tool for the agency team, not a gatekeeper.

All providers have signed Data Processing Agreements. Data may be transferred outside the UK/EU with appropriate safeguards (Standard Contractual Clauses) in place.
How long we keep your data

Your rights

- Restrict — limit how we process your data
- Withdraw consent — at any time, without affecting prior processing
How to exercise your rights
- Opt out of messaging: reply STOP to any WhatsApp message
- Request data export or deletion: contact the estate agent you enquired with directly. They are the Data Controller for your data.

Legal basis
We process your data based on:
- Consent — you enquired about a property, initiating contact with us
- Legitimate interest — the agency has a legitimate interest in qualifying buyer enquiries to provide an efficient property service
